What is GuideSafe?

GuideSafe™ is a Web-based tenant safety system that gives tenants instant access to information for dealing with a wide variety of emergency incidents, from broken water pipes, fires, and earthquakes to terrorist incidents. GuideSafe is designed to bridge the gap until help arrives.

GuideSafe provides property managers with a cost effective tool to manage emergency situations, easily update and distribute emergency procedures, stay in compliance with local building codes, and document everything management has done to mitigate risk and promote a safe environment.

What does GuideSafe do?

GuideSafe™ provides tenants with up-to-date emergency information they can access prior to and during emergency situations. The Web-based system is simple to set up, easy to use, and highly reliable. From minor incidents such as a stuck elevator or broken water pipe, to fires, earthquakes, hurricanes or armed intruders, building occupants are given access to up-to-date emergency procedures and emergency contacts.

GuideSafe™ is pre-populated with "best practices" templates for emergency situations. Property managers can utilize the standard templates, or easily edit them to meet the specific needs of their building(s). The system maintains a list of tenants, floor wardens, and other contacts. In addition to maintaining a schedule for training events and drills, property managers can notify tenants of upcoming drills, training's or other important notices with a simply click of a button.

Who is GuideSafe designed for?

GuideSafe™ is designed for building owners, property managers, facility managers, safety directors and their tenants in single or multi-tenant office buildings, condominiums or apartments and other mixed use buildings. Corporations can also deploy GuideSafe for their corporate office buildings and other facilities.

What types of buildings can use GuideSafe?

GuideSafe™ can be used in any buildings with a large number of tenants/occupants. Typical buildings would be single or multi-tenant office buildings, condominiums or apartments and other mixed use buildings.

My building already has an Emergency Action Plan, why do I need GuideSafe?

Most buildings and businesses are required by code to have an Emergency Action Plan (EAP). These plans, however, are heavily focused on the needs of building safety teams and first responders rather than the needs of building occupants.
Another problem is that these plans are not typically accessible by building occupants. The EAP's are hundreds of pages long and contained in 3-ring binders in the property managers office. They are difficult to update and expensive to distribute to tenants. Some buildings put their EAP into MS Word or .PDF documents and make them available via their Web site, but during an emergency, few tenants will have the time to search the Web site for a .PDF and then look through hundreds of pages to find the relevant information.
GuideSafe gives tenants instant access to emergency procedures so they can take quick, life- saving action. The emergency procedures are short, simple, and easy to understand. In addition, it's extremely easy for property managers to update the procedures or provide status updates via the Web interface.

I am a building owner. How can I benefit from using GuideSafe?

GuideSafe™ helps building owners stay in compliance with local codes while providing a value-added service to their tenants. GuideSafe also gives building owners a marketing edge when attracting new tenants. In competitive markets, GuideSafe identifies your organization as one that cares about its tenants and utilizes the latest technology to provide a safer environment.

Additionally, GuideSafe saves building owners the substantial cost of printing and distributing emergency procedure information to each tenant. A typical emergency action plan with binder cost $40 to print, equaling a cost of thousands of dollars for a typical building. And printed plans go out-of-date fairly quickly given the dynamic nature of today's office buildings.

A Web-based system like GuideSafe can be updated as changes occur, ensuring that everyone, building management and tenants alike, are basing their actions and decisions during emergencies on the same set of instructions and data.

I am a property manager. How can I benefit from using GuideSafe?

GuideSafe™ helps property managers keep on top of their building's emergency preparedness program. Property managers can easily input changes in emergency procedures, drill schedules, etc. through a simple Web interface.

GuideSafe provides reports detailing everything property management has done to mitigate risk and promote a safe environment.
In addition, GuideSafe encourages tenant involvement in building safety and gives property managers opportunities to fight "tenant apathy" about emergency drills.

I am a building tenant. How can I benefit from using GuideSafe?

GuideSafe™ allows tenants to empower themselves with the knowledge of "what to do" in case of any type of emergency. Tenants click on the GuideSafe desktop icon and can instantly view emergency procedures for a wide variety of emergency situations, including bomb threats, earthquakes, fires, first aid, floods, hazardous material spills, severe weather, power outages, elevator stoppages, riots, violent intruders, floods, and terrorist events.

GuideSafe encourages tenants to visit the site and review emergency procedures at their leisure, and as soon as procedures are updated, GuideSafe sends a message to tenants informing them of the change.

Is GuideSafe a training program?

While GuideSafe™ is not specially a training program, the intuitive system enables property managers to schedule, track, communicate, and disseminate information about emergency preparedness training events and drills. Additionally, GuideSafe allows tenants 24/7 access to important training information, encouraging tenant involvement in building safety and giving property managers an opportunity to fight "tenant apathy" about emergency drills.

How does GuideSafe differ from other emergency preparedness systems?

GuideSafe™ is designed as a Web-based repository for emergency procedure information. While it is not a training program, GuideSafe allows property managers to track and report on the number of times certain emergency procedures have been viewed. Property managers are also able to track emergency drills and training events as well as e-mail important training information to all tenants.

How will GuideSafe ensure my tenants are safe?

GuideSafe™ provides tenants with a large, red desktop icon that allows them 24/7 access to their building's emergency procedures. With the click of their mouse, tenants can instantly view life saving information, and review it at their leisure. With instant access to information, tenants can prepare themselves for an emergency and make sure they are ready for whatever comes their way.

What happens during a network or power outage?

Tenants can print out a personal copies of the emergency procedures to store at their desk for use during a network or power outage. Since many office workers today have battery-powered laptops with wireless capability, many tenants will be able to use wireless networks (which typically have back-up power supplies) to access the Web-based GuideSafe™ system.

How does GuideSafe ensure that I am compliant with codes?

GuideSafe™ provides building managers with an audit trail. The system tracks and reports on the number of times each emergency procedure has been viewed. It also serves as a management tool for scheduling, tracking and reporting on all emergency drills and training events.

How will GuideSafe save me money?

GuideSafe™ has the potential to save you money on printing costs, time management, training costs, insurance premiums, and potential post crisis litigation costs.

What are the advantages of a Web-based product versus outright purchase of software?

GuideSafe is what’s known as Web 2.0 application (also called SaaS . . . Software as a Service). How can GuideSafe be used to communicate "status updates" to tenants during power outages?

Because GuideSafe™ is a Web-based system, it can be accessed via any wireless internet connection (which typically function with back-up power sources), allowing property managers to post "current status updates" to tenants to keep them informed and allow them to make decisions effecting their businesses. An example would be a power outage at a large shopping mall with hundreds of tenants. Tenants can access GuideSafe using wireless devices to see when the power will be restored, allowing them to make decisions about keeping staff on site or closing their store.

How much does GuideSafe cost?

After the initial set-up fee of $199, there is a low monthly premium of only $99.00 per building per month.
